SUMMARY The Building Operating Engineer will have a strong focus on operating, maintaining, troubleshooting and repairing facility equipment on all systems. Individuals are expected to demonstrate technical expertise in one craft area (Electrical, HVAC, Plumbing or Mechanical) and be multi-skilled in others in order to successfully complete daily/weekly work assignments.
ESSENTIAL FUNCTIONS
Safely operate the facility in accordance with all applicable government and regulatory requirements.
Demonstrate safe behaviors. Identify and assess safety hazards and risks. Follow and enforce safety rules.
Participate in the investigation of incidents.
Perform maintenance and repairs to the Mechanical, Plumbing, Electrical, Fire Life Safety, and Building Control Systems for the facility as assigned.
Maintenance of building equipment including cleaning, inspections, and replacing parts to maintain all building systems and associated equipment at optimum performance levels.
Record readings and make adjustments where necessary to ensure proper operation of equipment.
Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace.
Monitor the quality of maintenance work performed by outside vendors.
Accurately and efficiently monitor and maintain electronic work order management system.
Respond to tenant requests in a timely and professional manner.
Assist Facility Management Team with emergency situations such as fire alarms, power outages chemical spills, hazardous conditions, and take appropriate actions.
EDUCATION AND EXPIERIENCE
High school diploma or state equivalent required, minimum of two years of related trade schooling or college level courses.
Minimum two years of experience in Electrical, HVAC/Refrigeration trade or related industries.
CERTIFICATION AND LICENSES
Valid U.S. driver’s license and clean driving record required.
Washington State Electrical 07 journeyman or trainee certification card preferred.
KNOWLEDGE AND ABILITIES
Working knowledge of computer software programs including MS Outlook, Word, and Excel.
Ability to perform tasks using PPE (personnel protective equipment) in strict accordance with all applicable company safety policies and procedures.
PHYSICAL WORK ABILITEIS AND REQUIREMENTS Position requires frequent climbing, bending, kneeling, lifting, stooping, working/extending overhead including:
Walking a large campus setting.
Lift a minimum of 80 lbs.
Climb stairs and navigate rooftops to access equipment.
Climb ladders up to 30 ft., and work from heights.
Must be able to climb a ladder with a 300 lb. weight limit while carrying a tool bag weighing approximately 20 lbs.
