Associate Project Manager - CRE

Position Summary:

SUMMARY
The CRE Associate Project Manager is accountable to support the Project Managers with their projects, to the highest standards in accordance with the Client/JLL General Services Agreement (GSA). The CRE Associate Project Manager delivers operational excellence through the use of PDS’s 5-stage process and Client and JLL tools.  Associate Project Managers are expected to support and manage multiple projects in various phases of development in order to meet or exceed established goals including speed, quality and budget.  Primary focus is on the specific needs of the project, client, vendors, contractors, and other stakeholders. This position also ensures that project financials are monitored and reported through approved financial tools.
 
ESSENTIAL FUNCTIONS

  • Support and/or manage multiple Tenant Improvement Construction Projects.
  • Support and/or manage multiple assigned projects from project identification thru design, planning, approval (Municipalities/Client), permit issuance, start of construction to client acceptance and open doors.
  • Effectively manage all Projects taking place within Corporate Real Estate following the 5 Phase PDS work process.
  • Interact and support project teams that could consist of engineers, general and specialty contractors, property management, real estate broker, land planners, architects, environmental consultants, sign vendors, client security, client telecom, and client furniture and special millwork vendors, and client merchandising vendor in weekly meetings.
  • Prepare accurate required reports on behalf of the Sr. Project Manager including due diligence, meeting minutes, punch lists, financial funding requests, budget status reports, and special reports on-time and in accordance with pre-established formats.
  • Demonstrate an understanding of the end-to-end process.
  • Effectively support and/or manage the project to approved capital budget, monitoring on a monthly basis.  Budget will not be exceeded without client approval.
  • Manage vendors and contractors to ensure full compliance with all project policies and procedures, including closeout of all projects in less than 60 days after project completion.
  • Ensure that all proper closeout and commissioning procedures are followed including the collection, distribution and storage of all necessary documentation.
  • ​Submit all project invoices to within 30 days or less upon receipt of the Invoice
  • Interfaces, collaborates and develops strong relationships with Client’s representatives.
 
EDUCATION AND EXPERIENCE
  • Bachelor's degree
  • Minimum of 5+ years’ experience working on small to mid-sized commercial projects preferably in project or facilities management
  • Strong level of experience in project budgeting and scheduling
 
KNOWLEDGE, SKILLS, AND ABILITIES
  • Excellent communication skills
  • Proficient with the use of Microsoft Office Suite and web-based data bases and tools
